A privately held real estate investment company was focused on acquiring retail properties valued between $2 and $10 million. The company needed outside resources to: identify, analyze, and recommend investment opportunities; structure and implement transactions; and manage real estate assets.
Allegro provided comprehensive investment services to this client including: researching investment opportunities — identifying marketed and unmarketed properties through field research; financial underwriting — developing proforma analyses to project anticipated return levels for assembled investors; contract negotiation – establishing business terms and conditions and facilitating legal documentation; financing — soliciting and negotiating debt placement; due diligence — managing activities including lease analysis, property reviews, audit of third party reports such as surveys and environmental reports, risk mitigation, and market analysis reports; pre-closing activities — validating closing statements and document preparation; and closing activities — selecting and engaging a management company, transitioning financials and accounting to the new owner, and other post-closing activities.
Allegro has also provided ongoing portfolio and asset management services to this client, including: managing architects, general contractors, leasing agents, lender relationships, and other service providers to ensure that redevelopment projects are completed on time and within budget. Allegro also serves as the liaison with city economic development and building department officials and manages tenant issues including relocation, lease renewals, and leasing activities.
