A Fortune 500 food manufacturer needed a new 400,000 square foot plant to manufacture a single food product offering. The company had internally determined the site needed to be located in Colorado, but did not know where within the state.
The site needed to be approximately 100 acres, located near the client’s desired labor force, have rail access, be reasonably close to highways and distribution corridors, and be situated near the source of necessary raw materials (wheat). An aggressive timeline was also a consideration, as the manufacturer engaged Allegro in August and required the new site be under contract by the end of the year.
Allegro analyzed the entire state and identified three potential areas to begin searching for appropriate sites: Denver, Ft. Collins, and Cheyenne County. Allegro researched and identified many site options and, after narrowing the list to 12 potential sites, visited each alongside the client.
After in-person visits to all 12 potential locations, Allegro identified sites worthy of further consideration and worked seamlessly with other vendors to conduct due diligence into each site. It was critical that wherever the food manufacturer located, they be able to obtain necessary water rights in addition to meeting the aforementioned criteria.
Ultimately, Allegro was able to identify a site that met all of the client’s needs within the aggressive time frame, and secured 70 acres for development with significant economic incentives. The client was under contract by the end of the year, and ready to move forward with construction of the manufacturing facility.
